Which surface is the proposed product sealing?

A door-mounted seal moves with the door; a floor threshold remains at the opening. A proposal should explain the gap it addresses and why the door and floor can meet it correctly. Adding more material does not diagnose a crooked door.

Component Where it is fitted What to verify
Bottom seal Along the bottom of the door Retainer profile, attachment and contact across the opening
Threshold On the floor at the opening Floor condition, adhesion requirements, vehicle passage and drainage
Perimeter weatherstripping Beside and above the door The relevant frame surfaces and normal door travel

The original Arvada door photo shows the full closed opening from a February 2025 job. It does not document a seal or threshold replacement, and it cannot establish watertightness. It is included to show the part of the opening being discussed, not to claim that a particular product was installed.

Describe the gap before choosing the material

Is daylight continuous across the bottom, concentrated at one corner, or beside the frame? Does water enter at the same location? Record those observations from a safe position. A worn seal, a floor slope and a door that does not sit evenly can create different contact patterns. Have the door's operation assessed when damage or uneven movement is present.

Ask how a threshold affects water movement both into and out of the garage. A barrier at the opening should not be treated as a replacement for a drainage assessment. Request the product instructions for floor preparation and intended application; compatibility is more than the advertised strip length.

If the complaint is reversal after new sealing material was added, report that recent change. Do not increase force to crush the material against the floor. Read our weather-seal guide for perimeter gaps and request a door inspection if the cause is uncertain.

A bottom seal attaches to the door; a threshold sits on the floor beneath the opening. They are not interchangeable fixes for every gap. Before adding either, identify where air or water enters and whether the door is reaching its normal closed position evenly.

Identify what is actually damaged

A torn bottom seal calls for assessment of the attachment profile and retainer. Daylight in one corner may instead involve the floor or an uneven door. Photograph the closed opening and the damaged material from a safe position without putting your fingers under moving equipment.

Do not buy by door width alone. Ask how the proposed seal attaches and whether its profile is suitable for the actual door.

Discuss a threshold in relation to the floor

A threshold changes the surface at the doorway. Ask how the door will meet it, whether it affects vehicle clearance and what happens to water at the opening. Water running toward the garage is a drainage question as well as a sealing question.

Describe where water enters during wet conditions. A product photo showing a tight seal does not establish that the same installation will solve a different floor slope or drainage pattern.

Keep mechanical problems separate

If the door is crooked, binding or affected by damaged hardware, stop using it and request inspection. Do not change opener force to crush the seal against the concrete. The door's normal operation must be assessed before choosing material to close a gap.

Ask whether any proposal includes a retainer, perimeter trim or a threshold, and have those items listed separately. That makes estimates easier to compare.

Plan for your Denver-area opening

Consider the way snow, rain and ordinary driveway runoff reach your own garage, rather than assuming a single product suits the entire metro. Explain the observed problem and request a solution matched to the door and floor. No seal should be sold as a guarantee against every draft or all water entry.

Frequently asked question

Can I solve an uneven floor with a larger seal?

Sometimes material can address a limited gap, but the floor, drainage and door position need assessment. A larger seal is not a universal solution.
